Understanding FENSA and Building Regulations Compliance

Since 1st April 2002, all replacement windows in the UK must be supported by a FENSA certificate or a building regulations certificate to confirm that they legally comply with current standards.

It is illegal to install double glazing in a property without such certification.

As part of our role as FENSA members, we are authorised to self-certify that our window installations comply with Building Regulations.

This certification process eliminates the need for a separate assessment from building control, saving you both time and money by avoiding local authority inspections and associated fees.

Trickle Vents and Document F of the Building Regulations

Approved Document F of the Building Regulations addresses Background Ventilation requirements.

It offers guidance on ensuring that adequate ventilation is provided to prevent excess condensation, which could otherwise damage the structure of a property.

A trickle vent is a device integrated into windows or doors that allows fresh air to circulate naturally through a room while letting polluted air out.

This small opening ensures continuous ventilation even when windows and doors are closed, improving the overall air quality inside the room.

The latest building regulations now mandate the installation of trickle vents in most situations, however there are exemptions, such as in listed buildings and conservation areas.

These exceptions should be discussed with our sales team and surveyor during your consultation.
